Set on the banks of a re-naturalised River Rea, Warners Fields will bring nature back into the city, creating one of the greenest neighbourhoods in Birmingham.
Dandara Living is a leading independent developer in the UK. Following a public consultation undertaken in September and October 2021, we have submitted two planning applications to Birmingham City Council to create a new riverside neighbourhood in the city centre.
If approved, Warners Fields will open up the River Rea to the surrounding area with footpaths, bridges, shops and restaurants, as part of a new green environment designed to support cycling, walking and spending time in nature, as well as providing approximately 52,500sqm of non-residential floorspace and around 3,000 new homes once all phases are complete.
As one of the first developments to be brought forward within Birmingham City Council’s adopted “Rea Valley Urban Quarter”, Warners Fields will pioneer the regeneration of this area of the city.
We have submitted two planning applications to Birmingham City Council. A “hybrid application”, with detailed elements for the majority of the site, which will enable construction to start as soon as possible on land in Dandara’s ownership; and an “outline” application for the wider masterplan area, which will set the context for future applications to be submitted.
The City Council will now undertake its own statutory consultation on the planning applications. Members of the public can view the application documents and comment on the plans using the references 2022/00135/PA (hybrid application) and 2022/00136/PA (outline application) via the planning pages of the Council’s website.
As part of the pre-application consultation process, we hosted several events both online and in person to help answer the community’s questions and gather feedback. Please click the following link to watch a recording of the live webinar we held on Tuesday 19th October 2021.
