Set on the banks of a re-naturalised River Rea, Warners Fields will bring nature back into the city, creating one of the greenest neighbourhoods in Birmingham.
Dandara Living is a leading independent developer in the UK. Following a public consultation undertaken in September and October 2021, we have submitted two planning applications to Birmingham City Council to create a new riverside neighbourhood in the city centre.
If approved, Warners Fields will open up the River Rea to the surrounding area with footpaths, bridges, shops and restaurants, as part of a new green environment designed to support cycling, walking and spending time in nature, as well as providing approximately 52,500sqm of non-residential floorspace and around 3,000 new homes once all phases are complete.
As one of the first developments to be brought forward within Birmingham City Council’s adopted “Rea Valley Urban Quarter”, Warners Fields will pioneer the regeneration of this area of the city.
We have submitted two planning applications to Birmingham City Council. A “hybrid application”, with detailed elements for the majority of the site, which will enable construction to start as soon as possible on land in Dandara’s ownership; and an “outline” application for the wider masterplan area, which will set the context for future applications to be submitted.
Following the submission of both the hybrid planning application (LPA Ref: 2022/00135/PA) and the outline planning application (LPA Ref: 2022/00136/PA) in January 2022, Dandara Living and the City Council have been extensive discussions during the course of the determination of these applications and amendments to the proposals, principally relating to the detail design of the hybrid planning application have been submitted for the City Council to consider.
The changes are undergoing a statutory consultation process by the City Council and the application documentation can be viewed and commented on by Members of the public via the planning pages of the Council’s website and by using the planning application references referred to above.
