We have submitted two planning applications to Birmingham City Council.

A “hybrid application”, with detailed elements for the majority of the site, which will enable construction to start as soon as possible on land in Dandara’s ownership; and an “outline” application for the wider masterplan area, which will set the context for future applications to be submitted.

Phase one

As part of the first phase of Warners Fields we are proposing:

  • A range of buildings between 6 and 10 storeys, with a select number of taller buildings which vary in height between 11 and 15 storeys, strategically positioned alongside new public spaces and key vistas within the masterplan.
  • Approximately 1,351 new homes, comprising of 1, 2 and 3-bed apartments spread over four blocks.
  • Approximately 35,000sqm of non-residential floorspace, including workspace, retail and leisure uses.
  • Public realm improvements including details of a new river corridor, upgraded streets, cycle ways, hard and soft landings with sustainable drainage systems.
  • A new footbridge across the River Rea (with a further bridge crossing proposed in the wider masterplan area).

Future phases

An outline planning application has also been submitted which will seek approval for development principles for the rest of the site. This will include the provision of a further 15,000sqm of non-residential floorspace and around 1,700 homes in the wider masterplan area. This approach requires detailed planning applications to be submitted for the rest of the site at a later date before construction could commence outside of Phase One.
